Manufactured housing continues to shine as one of the most attainable paths to homeownership in the U.S., especially as traditional housing prices soar. In 2025, one city stood out from the rest: Mesa, Arizona.

According to a recent analysis by StorageCafe, Mesa leads the nation with the highest number of manufactured homes, approximately 29,300 units, which make up over 13% of its total housing inventory.

Mesa is part of the broader Phoenix metro area, a region that has particularly seen a surge in housing demand in recent years.   • Largo, FL – 14,131 units (28%)
  • Tucson, AZ – 14,128 units (6%)
  • San Jose, CA – 11,668 units (3%)
  • San Antonio, TX – 11,208 units (2%)
  • Houston, TX – 10,953 units (1%)
  • Los Angeles, CA – 10,622 units (1%)
  • Sunrise Manor, NV – 9,952 units (14%)

These markets are often located in regions with lower land costs, year-round warm weather, and zoning flexibility, all of which make them ideal for manufactured home development.
